The average cost to have a corrugated metal roof installed is about $11.00 / sq. ft. of roofing on an average home that needs very little to no prep work. That’s $1,100 per square in roofing terms (a square being 100 square feet).

For higher quality metal roofing systems like metal shingles or aluminum standing seam metal roof panels, the cost rises to about $16 / sqft installed. Choose copper, and your roof will run closer to $40/sq. ft.

For the most common materials, total installed cost is $19,800 to $31,500 – and around $70,000 for copper.

A growing range of styles gives you attractive, energy-efficient options for your home. Most use some recycled content, and all metal roofing is recyclable. Those are just a few of its advantages.

A few obvious variables will affect your metal roof cost estimate and contribute to the price you pay to have it installed.

  • The Size of your Roof and Amount of Material Used – The bigger the roof, the higher the cost of materials.
  • The Type of Metal Roofing – The cost for metal roofing materials range from less than $200 per square (100 square feet of material) to about $1,200 per square.   • The Metal Used – Steel roofing cost varies based on type (above) but cost less than copper or zinc roofing.
  • The Grade of the Material – Roofing panels are available in thickness/gauge from about 29-gauge on the thin side to 24-gauge on the thick side. Lower-number gauge is thicker. It is more resistant to dents and structural changes, and thicker roofing costs more.
  • Metal Surface Coatings – A range of coatings are used such as Kynar 500, Hylar 5000, MS Colorfast45, acrylic and PVDF finishes. They vary in cost, sometimes by color, but all cost more than non-coated roofing.
  • Condition of Existing Roof Shingles – The old roofing might have to be removed, depending on its type and number or layers and whether special underlayment is required. There will be added labor costs and possibly the cost to rent a dumpster.
  • Condition of Existing Underlayment – When the old roofing is removed, and on new construction, an underlayment suitable to the climate and type of metal roofing will be installed on the roof deck. Any underlayment repairs will add to the cost.
  • Whether you Replace Siding and Gutters Too | Hiring a contractor to give your home a complete exterior update with roofing and siding replacement can save money vs. doing one project this year and the other with a different contractor later. Doing a roof tear off and installing a new roof is rough on gutters. Many homeowners replace their gutters along with the roof.
  • Tree Trimming Costs | As the years go by, trees tend to overgrow the roof. They can damage new roofing in several ways, so it makes sense to trim trees near the house before replacing a roof.
  • Roof Features – For a simple roof with 2 sides, a slight slope and no real technical expertise, the cost is lower. If you have multiple valley’s, peaks, a hip roof or some other non-standard roofing system, expect to pay a bit more. DIY or Hire a Pro?

While I’ve hung a few panels onto a storage building roof, they were not painted or put up for longevity, but simply due to the ease of installation over an already shingled roof. It was quite the easy job in fact, since the roof was just a simple slope and a friend and I finished the job in less than a day.
